We leave no stone unturned when finding the best sites possible for our clients. We don’t just look at sites for sale – we also identify and pursue off-market sites if they are a better fit. We don’t just rely on brokers (although we love brokers!) to source sites – we also get down in the weeds to identify and pursue sites ourselves or with our broker friends.

 

FLEXIBLE DEAL STRUCTURING

 

We are open to many different deal structures: build to suit, ground lease, reverse build to suit, sale-leaseback, sale-leaseback with renovation – do you have something else in mind? It is likely that we will be open to your structure or that we will be able to work together to structure something creative that works for both of us.

 

STRONG PROJECT TEAM

 

Developers need a lot of help when developing a project. From civil engineers to architects, environmental consultants to closing attorneys, traffic engineers to surveyors – there are a lot of people involved. We have completed over 100 single-tenant retail projects in 13 states and have a very strong team in place - ready to show their expertise on your project.

 

Cannon Cory

  • Cannon Cory is a co-founder of Lighthouse Properties. He has over twenty-five years of commercial real estate experience, including the last eighteen as a single-tenant developer for clients such as Bojangles, Starbucks, Panera, Advance Auto, and Dollar General. 

    He began his career in 1993 with Wachovia Bank as a construction lender before receiving an MBA degree with a concentration in Real Estate from UNC’s Kenan-Flagler Business School in 2000. From there he joined Crosland and worked on retail and multifamily acquisitions and dispositions for four years. Cannon joined Primax Properties in 2004 and developed over 100 single-tenant projects in 13 different states over his eighteen years there.

    • MBA with a concentration in Real Estate from UNC’s Kenan-Flagler Business School in 2000

    • Has played the drums since age 14 and in various bands with varying degrees of success (still looking for that stadium tour!)

Patrick Trask

  • Patrick Trask is a co-founder of Lighthouse Properties. He currently serves the company in an advisory role and provides project equity for Lighthouse’s new developments.

    Additionally, Patrick Trask manages his family office, Osprey Holdings, investing across real estate sectors and the capital stack while opportunistically pursuing select non-real estate investments. Patrick retired in December 2025 from Wood Partners where he worked for 25 years and most recently served as its President from 2017 until retirement.

    Prior to his role as President, he was Executive Managing Director of the Central Region and began his tenure at Wood in 2001 when he moved to Houston to open the Texas offices. He also chaired the Investment Committee and will continue to sit on Wood's Board of Directors.

    Before joining Wood Partners, he worked for Trammell Crow Residential in North Florida and spent five years as a foreign exchange currency trader for both CS First Boston and Morgan Stanley in their New York and London offices.
